Terms and Conditions.

1. Prices are per room per night and include  all taxes.
2. Payment and deposit
   Reservations should be paid in advance or with cash on arrival unless otherwise agreed in writing by the management.
   In case of long term stays monthly payment can be arranged. In this case a deposit of 3 months rent is required to secure the reservation. This deposit can also be used by the management to pay for any damages caused by the guest.
3. Cancellation policy:
   As we are a small, privately-run establishment we prefer to have 100% security that customers do not forfeit their reservation. We feel it would not be fair to potential customers to decline availability and then have reserved guests not turn up.
   Short term stays ( 1 – 7 days ):
   Guests may cancel or change any reservation 5 days before their date of arrival at no charge.  Any monies already paid will be returned via paypal or money transfer as soon as possible, less any charges incurred by arte vida . If the cancellation or change is after this time, the first night or 50% of the total reservation amount is deducted, whichever is higher. For reservations with multiple rooms this applies to each room.
   Long term stays ( more than 7 days ) :
   If the guest leaves prematurely, the Proprietor shall be entitled to charge the total agreed remuneration.

   Please also note all cancellations or modifications must be made in writing (per email). Verbal cancellations over the telephone will NOT be accepted.
4. Check-in / Check-out:
   Check-in time is any time from 14:00 pm on the date of arrival. Earlier check-in can be arranged if your reserved room is not occupied on the night before your arrival, feel free to ask.
   Check-out time on the date of departure is 11:00 am . If the room is not vacated by this time, the customer may be subject to additional charge.
5. Conduct:
   Clients and guests are asked to respect the cleanliness and peaceful atmosphere of arte vida. The management reserves the right to eject any guests or clients found to be conducting themselves disrespectfully or inappropriately.
6. Please respect common areas… please clean up after cooking and/or meals.
7. Help saving energy: All electrical devices which consume a lot of energy such as mobile heating units or personal cooking devices are strictly forbidden.
8. Visiting guests
   Clients and guests are responsible for the behaviour of any visitors they bring on-site and in particular for the orderly conduct of said guests and in ensuring that no noise or nuisance is caused either to the management or to other guests or clients. Only registered guests are permitted lodgings, any visitor remaining after midnight must register and pay the tariff agreed with the management.
    Non-residents of arte vida are not allowed to use kitchen equipment e.g. coffee machine, stove and oven.
   Access to laundry facilities is only for residents
9. Bikes are not allowed in the house and garden
10. No-noise /  no-smoking policy
    Please note that we have a strict no-noise policy between the hours of 10 pm ( weekends 11 pm)  and 9 am and we also have a non smoking policy ( smoking is allowed on the balcony and in the garden).
    According to this rule please do not use kitchen equipment after 10 pm ( weekends 11 pm). In case of early hour breakfast please avoid noise.
11. Property damage
    Any damages to arte vida property beyond normal wear and tear must be reported to the management immediately and paid for as billed by the management.
12. arte vida, its owner and staff, will not be held responsible for the loss or theft of any personal effects.
13. arte vida, its owner and staff, will not take over any responsibilities for any injuries occured to clients and visitors. Especially using the balconies, loft beds and swing chairs are on each clients own risk.
14. Keys
    When you check out make sure you leave the key in the reception or – if closed – in your door. Otherwise ( if the key gets lost or you take it with you) we have to charge € 35.-

We want to stress that arte vida is a friendly, restful place and our terms and conditions are meant purely to ensure that our guests enjoy their stay and that the hotel remains in business!
